Abstract

The article analyzes modern strategies for the preservation and management of architectural heritage in the context of rapid urban development, globalization, and technological advancement. It discusses the main challenges in the field, including urban pressure, imperfections in legal mechanisms, financial constraints, and a lack of public awareness. In the Republic of Armenia, the rich architectural heritage faces serious issues related to its preservation and management. Several Armenian case studies are examined, revealing existing gaps in institutional and regulatory systems. A comprehensive approach is proposed, based on the principles of sustainable development, digital documentation technologies, adaptive reuse of historic buildings, and active public participation. Effective management of architectural heritage requires a balanced strategy that ensures both the preservation of cultural values and their harmonious integration into the modern urban environment, contributing to long-term cultural and economic sustainability.
